Zipps Sports Grill at Frank Lloyd Wright Boulevard and 100th Street closed for good on June 1, 2026, ending its run as the neighborhood's default sports bar without much of a send-off. A few minutes away, at Bell Road and Thompson Peak Parkway, Heritage Kitchen + Cocktails has spent the better part of a year quietly building a following most residents didn't see coming. Two changes, about eight months apart, on the same handful of commercial corners the Ranch actually uses. Together, the changes offer a snapshot of the area's restaurant options and the different experiences they offer.
Zipps' Frank Lloyd Wright location served McDowell Mountain Ranch and neighboring Mountainview Ranch residents from a spot just south of WestWorld, and its closure notice is now the only thing left on the site's own web page. The McDowell Mountain Ranch community newsletter reported this summer that a Tap House-branded concept is stepping into that footprint, and a Centennial Marketplace listing for a CV Tap House & Kitchen backs that up. If the transition holds, the space goes from one sports-bar format to another with barely a pause. That's worth sitting with, because it's the opposite of what happened a few blocks away.
The Address That Keeps Changing Hands
10121 East Bell Road has cycled through concepts fast for a single retail suite. Wandering Donkey Taqueria and Tequila Bar started as a Phoenix food truck in 2012, grew into a catering operation by 2017, and opened its first brick-and-mortar restaurant at that Bell Road address on July 29, 2021, complete with a dog-friendly patio and a fire pit built for the cooler months. By the fall of 2025, the space had changed hands again. Heritage Kitchen + Cocktails opened there in October, succeeding Wandering Donkey at the address.
According to a Phoenix New Times report, executive chef and co-owner Christopher Brugman trained at Le Cordon Bleu in Hollywood, worked alongside Gordon Ramsay and Michelin-starred chef David LeFevre, and led kitchens at two of Phoenix's more storied hotel openings, Mountain Shadows Resort and Castle Hot Springs. He was a finalist on Food Network's Chopped and has been featured in Food & Wine and James Beard's Taste America series. His business partner, Eric Greenwald, has spent three decades in Valley restaurants, including a leadership stint at Mastro's, and still owns Lorenzo's Italian Kitchen in North Scottsdale. Both men live near the address where Heritage opened, and the restaurant they built reads like it: a 3,200 square foot dining room, a 1,500 square foot patio arranged in the round with a fire pit at its center, and a 350-bottle wine cellar that anchors the space rather than decorating it.
The operators' local connection is another part of Heritage's story, alongside their restaurant experience.
Longstanding Restaurants Around the Ranch
The corner's longer-standing restaurants make the same point from the other direction. The Vig at McDowell Mountain opened in 2017 in a 13,000 square foot standalone building at the southwest corner of Bell Road and Thompson Peak Parkway, designed by Genuine Concepts with the horizontal lines and desert materials of Frank Lloyd Wright's Taliesin West as an explicit reference. What sets this Vig apart from the other locations in the same restaurant group is a design choice that only makes sense once you know who's walking in the door: lockers and a locker room, built so residents coming straight off the McDowell Sonoran Preserve trails can clean up before they sit down for lunch or Wednesday-through-Saturday live music. The location's proximity to the preserve is reflected in those amenities.
Thompson 105, a short drive away on McDowell Mountain Ranch Road, has built the same kind of staying power around a narrower job. Its wood-fired rotisserie and Italian-influenced menu, paired with mountain views from the dining room, made it the neighborhood's default choice for a celebratory dinner well before Heritage existed as competition. Rossa Kitchen & Patio, tucked inside McDowell Mountain Golf Club, plays an even more specific role: wood-fired pizzas and an open-air bar that function as the unofficial 19th hole for club members, while still welcoming anyone who wants a patio table.
The corner lost one restaurant; a new concept may take its place.
BoSa Donuts is a statewide chain, not a single neighborhood concept, and an Arizona original since 1994 that has grown to more than 50 locations and been named the Valley's best doughnut by Phoenix Magazine. BoSa is part of the McDowell Mountain Ranch dining mix, alongside Thompson 105 and the Vig.
What the Turnover Shows
The closure and opening offer a useful comparison. Heritage offers a coastal-Mediterranean menu; the Vig has lockers and a locker room; Thompson 105 offers a celebratory dinner with a view; and Rossa is inside McDowell Mountain Golf Club. These are distinct dining options in the area.
